EBCDC, Inc. provides management and maintenance services through its wholly owned subsidiary Metro Management.

Metro Management is a familiar and respected name in the management of low-income apartments in the metro Boston area. Currently, Metro Management manages approximately 700 units of housing in 14 separate developments. In total, more than 1,000 residents rely on the EBCDC, Inc. for housing assistance.

EBCDC has extensive experience in property management though Metro Management, a division of EBCDC.  Presently, services include the implementation of marketing rental activities, rent collection, preparation of operating budgets, and implementation of all rules and regulations as required by the funding agent.  Such services are provided to 600 residential units, in twelve separate developments. The services included maintaining reporting requirements and compliance for low income tax credits and historic tax credits.  In addition, EBCDC owns and manages commercial properties that require compliance with rules and reporting for New Market Tax Credits.

Metro Management has a proven record of efficient management and maintenance of its developments which are reflected in annual property management reviews conducted by MHFA and HUD.

Metro Management’s staff maintains high standards by aggressive preventive maintenance and work order programs, support of tenant councils, and a proactive community programs involving residents. In order to implement our community tenant based programs EBCDC and Metro Management work closely with local health and social agencies, and many kinds of activities that enable its housing developments to identify with and become integrated into the surrounding community. Some of our current partners are East Boston Neighborhood Health Center, North end Community Health Center, ABCD, and Health and Education Services.

Most importantly, our team works in conjunction to ensure the financial stability of its managed properties by keeping a tight watch over budgets, rent collections and vacancies.  Utilizing strong marketing policies and waiting lists to ensure vacancy losses are kept at a minimum.  This along with a minimum requirement of a 5-yrYear Capital Needs schedule ensures the longevity of all managed properties.
